If your looking for emerging markets in Real Estate, check out the modular home market. This is an up and coming segment of real estate especially with recent news of the credit swap problems that put investment banks in bad financial situations. Warren Buffett is doing it, it has to be a good idea.

Like Matt, I like tangible investments because they are somewhat within my control. I do like real estate but I don't trust the big REITs mostly because they are run by accountants (like Anderson Consulting) and you never know when a crook is going to cash out and bail. I like to buy forclosures in good neighborhoods and fix them up to rent or flip. I have a good team that gets the work done at a reasonable price and I manage the property myself. (I am a real estate broker.)

What do you think of investing in REIT's these days? Some are paying some decent dividends and are at or near 52 week lows.... DRE and FR come to mind.
